How the guides and calculators on this site are written, checked and kept current.
Who writes them
Every guide is written and reviewed by Jack Gladden, a Senior Loan Officer licensed in Arizona, California, Florida and Ohio (NMLS #1470164), through ARBOR Financial Group (NMLS #236669). The byline on each guide shows the date it was last reviewed.
Where the facts come from
Program rules are checked against the primary sources lenders follow: the Fannie Mae Selling Guide, HUD’s FHA handbook, the VA Lender’s Handbook and va.gov, USDA’s Rural Development guidance, FHFA’s loan limits, and state statutes for state-specific rules. Where a lender sets its own rule, the guide says so rather than quoting one lender’s number as the rule.
What the guides do not do
- They do not quote interest rates, and consumer pages carry no payment examples. Rates change daily and depend on your situation; ask for a quote. If a page ever shows rates, they are an indicative range for qualified borrowers, dated and with the assumptions stated, never a quote; see how I show rates.
- Calculators use only the numbers you enter, including any rate you were quoted. Nothing you type leaves the page.
- No lender pays to be mentioned. Jack works with a network of lenders and chooses the one that fits each loan.
Keeping them current
Guides are reviewed when agency guidelines, loan limits or fees change, and figures that change every year, such as loan limits, are dated in the text.
