What you can count on
- Straight answers early: if a loan won’t work, you hear it from me first, with the reason and what would change it.
- The client stays yours: I don’t market other services to your client or go around you.
- Traditional loans first. Specialty programs only when the client’s situation calls for them.
- A loan officer who works with many lenders, so one lender’s “no” isn’t the end of the deal.
Scenario desk: send me a tricky deal
Not sure a client can qualify? Send me the outline before anyone applies and I’ll tell you whether it can work and which program fits. Leave out names and account numbers; a description is enough.

Questions
Will you contact my client before I introduce you?
No. I reach out only after you have introduced us and your client has agreed to hear from me. See also: Realtors.
How will I know where the loan stands?
I update you at each milestone: pre-approval, accepted offer, appraisal, approval, clear to close and funding, and straight away if anything changes, with your client’s permission to share loan details.
Can you refinance a borrower out of my bridge or hard-money loan?
Often, yes, into a DSCR, conventional or other long-term loan. Some lenders want the borrower to have owned the property for a few months before they lend on a new appraised value, so send me the scenario well before the maturity date and I’ll map out the timing.
Can you help a client another lender declined?
Often, yes. I work with many lenders, including non-QM and portfolio lenders, so a “no” from one lender is often a matter of finding the right program. Send me the scenario and I’ll tell you.
Where can you lend?
I’m licensed for home loans in Arizona, California, Florida and Ohio. Business-purpose investment loans, such as DSCR, bridge and fix-and-flip, are available nationwide where permitted.
