Costs

Where is the home? (optional)
Choose a county to fill in its typical property tax and the state’s average insurance rate, as percentages you can still change.
Owner-occupied averages run from about 0.3% to 1.9% of value a year (Arizona about 0.5%, Florida 0.8%, Ohio 1.4%). A rental often pays more: it gets no homestead exemption, and buying resets the tax in California and Florida.
Average premiums run about 0.2% to 0.75% of a home’s value a year: about 0.2% in California, 0.3% in Arizona, 0.5% in Ohio and 0.75% in Florida. They have risen since these 2022 figures and run higher with wildfire, wind or flood risk. Include flood insurance if the property needs it, and use a quote.

Optional

–Enter the nightly rate and occupancy to start. Add the loan amount and rate to see the ratio.

An estimate only, not a loan offer. Lenders calculate the ratio their own way.

How it works

DSCR = (nightly rate × occupancy × 365 ÷ 12 − management fee − operating costs) ÷ housing cost (PITIA)

This version subtracts the management fee and operating costs, which is how many investors judge a short-term rental. Lenders vary: some use gross income from a 12-month booking history or a market rent report. The table works backwards from the net income to the most the loan payment can be at each ratio.

Keep in mind

  • Seasonal markets can swing widely month to month; a full year of history is the best guide.
  • Condotels often take a larger management share through the hotel’s rental program.

Questions

How do lenders count short-term rental income?

Usually from 12 months of booking history or a third-party market report for the property, sometimes reduced for vacancy. Each lender sets its own method. See also: Condotel & short-term rental loans.

Can I get a DSCR loan on a condotel?

Yes, from specialist lenders. They look at the building’s rental program, the management agreement and the unit’s income history. See also: Condotel & short-term rental loans.
