VA vs conventional loans

A VA loan is usually the better deal for an eligible buyer, but not always. A conventional loan can come out ahead with a large down payment, for a second home or rental, or when a seller is wary of VA terms.

When a VA loan fits

  • You have VA eligibility and are buying a home to live in.
  • You’re exempt from the funding fee.
  • You’d otherwise pay mortgage insurance on a conventional loan.

When a conventional loan fits

  • You’re buying a second home or a rental.
  • You’re putting enough down to avoid mortgage insurance and aren’t exempt from the funding fee.
  • You want to keep your VA entitlement for a later purchase.
  • The home needs repairs that might not pass a VA appraisal.

Questions

When is a conventional loan better than a VA loan?

When you’re buying a second home or rental, when a large down payment removes mortgage insurance and the funding fee would cost more, or when you want to save your entitlement.

Can I have a VA loan and a conventional loan at the same time?

Yes. Many veterans keep a VA loan on one home and use a conventional loan for another, as long as each loan’s occupancy and qualifying rules are met.

Do sellers prefer conventional offers over VA?

Some do, often from old worries about VA appraisals. A strong pre-approval and a clear explanation of the VA appraisal usually settle it.
